Property Management & Maintenance for Landlords in Bolton, Bury & Blackburn

  • Being a landlord should be profitable, but it is not without risks. Working with a reputable letting agent helps you reduce the risk.
  • We will reference tenants & where applicable guarantors to “insurance standards”. You then have the option to purchase a rent guarantee policy, having the potential cost of non-payment of rent and eviction costs underwritten by an insurance company. *
  • Antony James Lettings will complete regular inspections of your property, the first around one month after handover and at least twice each year for the remaining period of the tenancy.
  • We will ensure you comply with the ever-changing laws & regulations.
  • Approved contractors’ complete day to day maintenance tasks. When selecting fully managed service there will be no charge where the cost of work is less than £250. You will receive a copy of the contractors’ invoice & that is the price you pay. (We don’t take commissions from contractors).
  • For more major works, above the cost of £250 we charge an arrangement fee of 7.5% of the invoice cost. We supervise the contractors & inspect the work when completed.
  • Should you prefer to use your own contractors we will be pleased to provide contact details to allow them to arrange a suitable appointment to visit the property.

Lease hold or freehold

If you property is leasehold then you should check the lease for any restrictive covenants & must ensure you have permission to let from the leaseholder.

Mortgage

You must have permission from your mortgage provider to let the property.

Insurance

As a minimum you should ensure you have appropriate landlord insurance in place. Additional insurance options are available to mitigate financial risks.

Your responsibilities

As a landlord you have a care of duty to your tenants along with legal responsibilities.

You must ensure that a gas safety check is completed annually by a registered contractor.

A working smoke alarm must be fitted on each floor of the property.

A working CO alarm must be fitted in any room which contains a solid fuel appliance & it is considered best practice to install one in all properties.

Electrical safety checks are not a legal requirement at the present time. However, you are responsible for ensuring that all electrical curcuits and appliances are safe. It is best practice is to have a periodic electrical safety check completed by a registered contractor.

Energy Performance Certificate

A current Energy Performance Certificate must be available prior to marketing the property.

Furniture

It is possible to let your property unfurnished, partially furnished or fully furnished. We will be pleased to advise you of the most suitable method for your property.

If the property contains furniture then it must comply with The Furniture & Furnishings (Fire) (Safety) Regulations 1988, amended in 1989,1993 & 2010.

Tenancy Deposit

It is usual to take a deposit from the tenant. The deposit must be protected to comply with legislation.

Right to Rent

The landlord must establish applicants are entitled to reside in the UK prior to agreeing a tenancy.

Licensing

In some circumstances it may be necessary to obtain a licence before letting a property.
